The Construction Code Division is responsible for assuring compliance with the New Jersey Uniform Construction Code. We provide construction permit review and inspection services for Building, Electrical, Plumbing, Mechanical & Fire Protection systems during new construction and rehabilitation of existing structures.
CONSTRUCTION PERMIT GUIDES

CONSTRUCTION PERMIT FORMS
Use the Construction Permit Forms button to access the NJ Uniform Construction Code forms. These standard forms can be used in any municipality in NJ, and they are PDF fillable.
Every permit issued requires inspections. Use the button for a list of required inspections and our inspections procedures.
Inspections can be requested online through the SDL Portal 24/7 using the Schedule an Inspection button, or by calling 908-204-3172 Monday – Friday between 7:30am and 3:00pm.
Inspections are performed Monday - Friday between 8:00am-2:00pm, and Tuesday and Wednesday 3:00pm-5:00pm for certain work types. You can choose a timeframe of 8:00am-11:00am or 11:00am-2:00pm Monday-Friday or 3:00pm-5:00pm Tuesday and Wednesday. Same day inspections are not available.

SELLING OR RENTING YOUR HOME
Bernards Township requires a Construction Records Clearance for all property sales in addition to the Smoke Detector/Carbon Monoxide/Fire Extinguisher Certificate from the Fire Prevention Bureau for sales and rentals. There is no Certificate of Occupancy required for a sale or rental. Click the Selling or Renting Your Home button for the applications.

A construction permit is required for everything that is not considered an ordinary repair or maintenance. Permits are required for Finishing Basements, Decks, Raised Patios, Swimming Pools, Renovating Bathrooms & Kitchens, Water Heaters, Sheds, Gazebos, new Electrical wiring and new Plumbing installations. (This list is not all inclusive please contact us with any questions).
A penalty of $2000 is assessed and any work done may be required to be removed.
Depending on the project if prior approvals (Zoning, Engineering, Health etc.) are not required a minimum of 20 business days should be planned for processing applications.
Permits are charged based on the project and in accordance with the construction code fee schedule which can be found in the township ordinances Chapter 12 Section 1.3.
No. Every inspection is unique and some take longer than others. When we schedule the inspections we give you the next available day. Inspections are conducted Monday-Friday between the hours of 8:00am-2:00pm.
Call the office and get the inspections. No penalty will be incurred. If you are cited for not obtaining final inspections the penalty will be $2000.
